Bamboo Grove

This 2 storey detached house in North York, with an integral 2 car garage, replaces an existing 1970’s back split.  The original house had 4 floor levels that created awkward circulation, dark rooms, and no views from front to back.  The new 6 bedroom house, completed in 2018, was pulled forward on the lot, to allow for a deeper and sunnier back yard, and improved airflow.  It is 5125 sq. ft. including the basement and is heated with an in-floor hydronic system.  The main living spaces are bright and open, and the flexible layout allows the use of the living and dining rooms to be switched, depending on the season and the event.   Because the Clients wanted the ground floor level as close as possible to grade, the finished basement, with 9ft ceilings, receives its daylight from 2 large terraced and landscaped window wells, which are a design feature in the front and back gardens. Stone was used on the exterior to tie the house and the landscaping together, without being overpowering.

This house was designed “as-of-right” and did not require approvals from the Committee of Adjustment.
